In the “restricted zone” (within 50 km of the coast, which includes Cancun and the Riviera Maya), ownership is held through a fideicomiso a renewable bank trust that gives you full rights to use, rent, sell and pass on the property. A fideicomiso is a Mexican bank trust created specifically so foreigners can hold coastal property. The bank holds the title as trustee, but you are the beneficiary with full control: you can live in, rent, remodel, sell or inherit the property.
